Terms of Reservation and rental

1. Age Requirement: You must be 24 years of Age or have permission from the owner to make a reservation.

2. Security Deposit, Damage Deposit and Rental Agreement: A $300 security deposit is required for all stays of
14 nights or less. A $500 security deposit is required for all stays longer than 14-28 nights. 25% security deposit is required for
all stays longer than 28 nights.  This is applied toward the balance of rent.

The deposit is applied towards rent; however, there is a separate damage deposit taken in the amount of $300. This can be
done via credit card (hold placed on the day of arrival) or by sending funds directly to the owner. Funds will be refunded on the
1st or 15th of the month, by the same means, pending inspection of home. If your departure falls on the 1st or 15th of the month,
refunds will issued at the next date.

Damage Deposit will be returned per the guidelines below:
  1. No damage is done to unit or its contents.*
  2. No charges are incurred due to contraband, pets or services rendered during the stay.
  3. All debris, rubbish and discards are placed in trash cans.
  4. Soiled dishes are placed in the dishwasher and dishwasher started.
  5. No linens are lost or damaged. All towels must be cleaned and dry prior to departure.
  6. The renter is not evicted by the owner (or representative of the owner), the local law enforcement or the security
    company employed by the Chartier Family.
  7. If damage occurs, the renter will be billed the amount of the repair and is responsible for any additional funds greater
    than the damage deposit. Any bill under the damage deposit, the renter will be refunded the difference.
*Should you damage the home, but repair or replace in kind, no charges will be assessed.

Rental Agreement:
A rental agreement will need to signed prior to the issuance of the door codes. This typical arrives one month prior to arrival
and coincides with the timing of the damaged deposit.

3. Payments and Rental Fees For Reservations More Than 3 Months Prior To Arrival
  1. Security Deposit of $350 is due at time of booking
  2. Balance is due 3 months prior to arrival.*
  3. Damage Deposit ($300) is due 1 month prior to arrival.*
  4. Late payments of more than 3 days is subject to a $10/week late fee, unless other arrangements are made with owner.
  5. Payments that are more than 14 days late are subject to cancellation, unless other arrangements are made with owner.
*Unless other arrangements are made, any reservation not paid in full by said due date, will forfeit all funds.  

4. Rental Fees For Reservations Less Than 3 Months Prior To Arrival: Full payment due upon booking,
Unless other arrangements are made, any reservation not paid in full by said due date, will forfeit all funds. See Cancellation
Policy for return of any funds.

5. Forms of Payment: We accept personal checks, money orders, credit cards, eChecks, and  Paypal. All Paypal
transactions need to be done through the "Personal Payment" option and the guest needs to pay any associated fees with the
transaction.

6. Check-In/Check Out Time (Time is Local)
Check-In Time is after 4 P.M. ***
Check-Out is prior to 11 A.M. ***
***If there is no guest immediately following prior or after your stay, you may opt to extend hours at the rate of $10/hour up to $50.

7. Maximum Occupancy: The maximum number of guests per home is limited to twelve (12) persons. This is a  law! Any
guests that exceed this amount will immediately be evicted and no compensation will be given.

8. Smoking Policy: There is no smoking in our home at any time. Automatic loss of damage deposit, if the smell of smoke
or evidence of smoking had occurred in the home.

9. Animal Policy: Due to some guests severe reaction to animal dander, pets/animals are not permitted in our home.

10. Cleaning Service: While linens and bath towels are included in the home, daily maid service is not included in the
rental rate, however it is available at an additional rate.  The home will be cleaned upon your arrival. Guests are responsible for
cleaning all towel prior to departure.

11. Falsified Reservation: Any reservation made under false pretense will be subject to forfeiture of any advance
payment, deposit and/or rental monies, and the party will not be permitted to check-in. Legal actions may be taken.

12. Written Exceptions: Any exceptions to the  mentioned policies must be approved in writing in advance.

13. Change of Date: Change of Date is considered the adjustment of any stay that is changed more than 5 nights from the
original set of dates. Adding additional nights to your stay is NOT considered a change of date.
  1. For change of date 4 months or more from the original date of arrival will result in a change of date fee of $50 and all
    other funds will be transferred.
  2. For a change of date less than 4 months from the original date of arrival, every effort is made to accommodate a change
    of date request, it will be considered a cancellation and follow the rules stated below.

14. In the Event of Cancellation: All security deposits are non-refundable regardless of date of cancellation.
  1. More than 4 months prior to arrival (of original reservation date), loss of security deposit, it's suggested that you change
    your date of your stay should this be the case.
  2. 3-4 months prior to arrival (of original reservation date), loss of security deposit & 50 % of all additional monies paid.
  3. Less than 2 months prior to arrival (of original reservation date), loss of all funds. If your dates or part of your dates are
    able to be re-booked, you will receive a 50% credit of funds paid for those dates towards a future booking.
  4. If you reschedule your dates, then cancel your rescheduled dates, there is no refund of any funds as this will be
    considered fraud.

15. Hurricane or Severe Storm Policy: Refunds WILL be issued using the following guidelines: The National Weather
Service orders mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or a "mandatory evacuation order has
been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest. The day that the National
Weather Service orders a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area.

Rental Fees to be refunded per guidelines:
  1. Any unused portion of rent from a guest currently registered,
  2. Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay, to come in after the
    Hurricane Warning is lifted; and
  3. Any advance rents collected or deposited for a booking that is scheduled to arrive during the "Hurricane Warning" period.

16. The owner and/or the rental management company is not responsible for any accident, injury
or guests personal property while staying in the home or the on the property mentioned.
